Union Real Estate Property Managers work to keep multi-family properties operating in a first-class manner by keeping tenants satisfied, units occupied, and maintenance standards met. Property Managers are responsible for the day-to-day management of their community. Property managers work directly with the Director of Residential Management and oversee a staff of maintenance technicians and part time leasing agent for the property. The job is ideal for someone that is detailed, friendly, and able to multitask.
Major Duties and Responsibilities:
- Apartment Leasing. Prepare, process, and maintain rental documents for new and renewing tenants This includes updating property management software on a recurring basis. Respond to telephone inquiries and leads from prospective tenants. Coordinate apartment tours to ensure full occupancy levels.
- Marketing. Post to rental listing sites, update company website and manage apartment viewing requests.
- Tenant Management. Provide excellent customer service to tenants for routine issues such as maintenance requests. Create and maintain a friendly community.
- Coordinate move-ins and move-outs. Oversee all processes for move-ins and move-outs in order to make sure that units are ready for new tenants. Utilize management software to create tenant accounts and move out when necessary.
- Supervising Operations of Property. Manage and coordinate all maintenance requests with onsite staff and follow up to ensure work is completed to company standard. For larger projects, assist corporate operations staff coordinate work and communicate to tenants. Perform monthly inspection reports detailing the physical condition of the assigned property. Oversee pool operations which include, but are not limited to pool manager, hiring pool monitors, new hire paperwork, complying with local and state laws. Monitor the gym facilities by maintaining and servicing equipment. Order office and maintenance supplies through implemented programs while maintaining a budget.
- Accounting. Receive and approve invoices from third party vendors and enter into the property management system. Process billing adjustments and review tenant records.
Process security deposits and handle collections. Receive and process rental payments. - Complete other projects and tasks as assigned and prioritized by the Director of
Residential Management. Comply with all Fair Housing laws.
Preferred Qualifications:
- 5-10 years’ experience in property management, leasing, or other real estate work /or sales/management. CPM or similar certifications are a plus.
- Basic to intermediate knowledge of common software programs like Office, Excel, Outlook/Gmail and Smartsheets
- Excellent communication and interpersonal skills.
- Ability to multitask and be detail-oriented.
Work Hours:
- 8:30 a.m. to 4:300 p.m. Monday through Friday on site and able to take emergency calls.
Salary:
- Starting at $55,000 per year based on experience and knowledge
License/Certification:
- PA Real Estate license (Required)
- Driver’s License, Auto Insurance (Required)
