Major Duties and Responsibilities:

  • Tenant Acquisition
    • Respond to leasing inquiries from our website or leads generated from our CoStar/Loopnet listings and marketing campaigns
    • Conduct tours and screen potential tenants (credit verification)
    • Negotiate lease terms with national and local tenants
    • Prepare proposals and leases for prospective tenants
    • Review and negotiate Letters of Intent or Requests for Proposal with prospective tenant representatives
    • Cold calling for potential tenants as necessary

     

    Lease Management

    • Collaborate with the Operations Department to coordinate construction or renovations to tenant premises
    • Communicate regularly and work closely with the Operations Department to stay abreast of any property or tenant issues
    • Knowledge and familiarity with lease clauses relating to exclusives, insurance, default, co-tenancy, remedies, options, etc.

     

    Tenant Relations

    • Maintain relationships with existing tenants to provide personalized service at the time of lease renewals
    • Respond to tenant inquiries regarding year-end CAM/OER billings for clarification and/or negotiations

     

    Additional Responsibilities:

    • Review documents in connection with new property acquisitions (for example: purchase agreements, legal documents, financial documents, environmental reports, tenant leases, estoppels and SNDA documents)
    • Review documents in connection with refinancing existing properties

     

Qualifications:

  • Bachelor’s Degree in Business or related field from an accredited four-year college or university
  • Commercial leasing experience:  5 to 10 years of retail and/or office leasing experience.
  • Strong communication and interpersonal skills:  Building rapport with prospective tenants and existing tenants (in person, phone and electronic); and listening to others, expressing ideas verbally and in writing and providing relevant and timely information to management, owners, lenders, attorneys, operations department and other co-workers as necessary.
  • Organizational skills:  Managing multiple tasks and deadlines.
  • Negotiation skills: Securing favorable lease terms for both landlords and tenants.
  • Knowledge of commercial real estate: Understanding Pittsburgh market trends, property types, and leasing practices; and having a solid understanding of commercial lease terminology.  Knowledge of CAM and Real Estate Tax billings is a plus.
  • Intermediate computer skills:  Experience working in Windows, Internet Explorer, and MS-Office (specifically Word and Excel).  Willingness to learn and utilize real estate software (Skyline) and on-line real estate leasing platforms such as CoStar/Loopnet, Property Capsule and Retail Lease Trac.

Work Hours:

  • 8:30am – 4:30pm

Salary:

  • Competitive salary based on experience and knowledge

License/Certification:

  • Pennsylvania Salesmen’s License required (Broker’s License a plus)
